General Guidelines
Private investor buys the units from Developer/ Builder - the lender is paid off
Transaction is structured as a purchase –
Developer/Builder Company to the Developer/Builder new company
1. Each property/unit is placed into a separate trust
2. Each property/unit that is placed into the trust require a placement fee
3. Each trust is non-qualifying and assumable
4. Cash consideration (downpayment) is negotiable based upon
current equity in the property
Exit Strategy
Developer/Builder has flexibility to sell
1. NO credit check NO employment check NO asset check
2. Fair market price or discounted price
3. Any amount of downpayment or NO downpayment
4. Buyer assumes the trust agreement
5. Property can be sold and closed in a day
Minimum 10 units/ Minimum total value $1MM/ Minimum value of 1 unit $100,000.
